WELCOME!

We know that moving can be both an exciting and stressful time! Move-in time in August is especially busy as practically the whole of downtown Madison moves out then in over the same few days. Be prepared for slower traffic, limited parking, August heat, and long lines or crowds. (Maybe avoid Target, Walmart and any other home goods stores during this time too if you don't need anything.)

 

We want you to be pleased with the condition of your apartment when you arrive. As many of our apartments are "turned" in 24 period, unfortunately, we occassionally miss things. If there is something needing attention when you arrive (i.e. cleaning, painting, maintenace), please let the office know so we can work out a solution as quickly as possible. We try to answer every call that comes in, but sometimes we are on the phone with other residents or talking to them in person. If you reach our voicemail instead of a person, please leave a detailed message and we will get back to you as soon as possible!

 

Please contact our office if you have any additional questions or concerns. Generally, our office is open Monday through Friday from 8:00 a.m. to 4:00 p.m., but please call ahead for up-to-date office hours.

Garbage Disposal Maintenance

To keep your garbage disposal running smoothly, please follow these easy tips:

  • Run ample supply of water before allowing food to enter disposal.
  • Turn on disposal.
  • Feed garbage slowly into disposal.
  • Once all food has cleared, keep disposal and water running for 5-10 seconds to ensure waste is cleared from drain.
  • Do NOT allow bones, corncobs, lettuce cores, onion skins, uncooked chicken skins, celery stalks or grease to go down the disposal.
  • To keep blades sharpened, periodically run ice cubes through the disposal.
  • To keep disposal smelling fresh, run orange or lemon peels through the disposal.
  • In the event of a clog, reset the disposal by pushing the red button located on the bottom of the garbage disposal.

Dishwasher Maintenance

  • Always run hot water in the sink before turning on the dishwasher. The first water going in the machine should be 120 degrees to thoroughly dissolve the detergent.
  • Use a minimum amount of soap. Too much causes etching on glassware and over-sudsing which causes leaking.
  • Rinse dishes before putting them in the dishwasher. Food waste can plug filters and impede water flow.

Toilet Maintenance

  • You are responsible for owning your own plunger.
  • If your toilet overflows, shut off the water supply. The shut-off valve is located directly behind the toilet. Please make sure you have a plunger.
  • Friendly reminder:  Only flush approved products (i.e. toilet paper).

Laundry Information

  • Larger loads with heavy items (jeans, sweatshirts, blankets, etc.) retain more water and take longer to dry and cost you more money. Wash smaller loads, which will not retain as much water and will dry faster.
  • Please contact our office if the coin mechanism jams or if any of the machines are broken.
  • Please be advised that 4 Lakes Properties is not responsible for any theft or damages that results from using the laundry facilities.

Recycling: Residents must take their own recyclables to the curb before 7:00 a.m. on Thursday mornings.

Garbage: There is a garbage dumpster located in the parking lot adjacent to the building.

Recycling & Garbage: There are garbage and recycling dumpsters located behind the 1311 building in an enclosure near Randall Court.

After August 15:

If picking up keys after August 15, please contact the office to let us know around when you plan to pick up keys.

 

Reminders:

    • Keys are given to the first resident to arrive. Please make arrangements between yourselves on how you will get keys to all the roommates.
    • You can make arrangements for someone not living in your apartment to pick up keys for you. Please contact our office to arrange this.

 

Other reminders:

    • Your apartment condition check-in sheet must be returned to our office with SEVEN (7) days of when the keys are picked up from 4 Lakes. If your apartment needs maintenance upon move in, please do not include these on your check-in sheet as maintence staff do not see the check-in sheets. 
    • For maintence. please submit maintence requests through your online portal. If you have multiple requests, please submit them as ONE (1) request so that maintence staff can address everything in your apartment at one time.
